What’s included:

  • Internet 60 MB (Izzi, works great)

  • Building’s maintenance fee

What’s not included:

  • Cleaning fee of MXN 600 for twice a month cleaning (mandatory) to be paid directly to the cleaner.

  • Extra fee if the electricity or gas bills are higher than the amount covered. That’s established in the contract and you’ll get proof of the extra charge if that happens to be the case, so far I haven’t had to charge anyone extras but it’s only a precaution in case someone uses a lot more than usual and I end up with a huge bill.

AMENITIES

  • Very functional kitchen that includes an air fryer, blender, coffee makers, an Ecofiltro (you’ll never have to buy water), new fridge, electric kettle, slow cooker, wine glasses, etc.

  • Washing machine in the apartment, a clothes line on the rooftop and also a drying rack for the rainy season or in case you want to dry things inside.

  • Communal rooftop with chairs and tables where you can have breakfast or work.

  • Garbage management: the trash is taken out by the building’s cleaner so you can just take it down to the bins any time you need to, no need to run after the garbage truck.

  • Gas is stationary so you’ll never run out of it (no need to buy gas tanks).

  • AC for the heat of summer, both rooms have ceiling fans and a small heater for the winter (the apartment is really warm in winter since it’s on the last floor so it gets a lot of direct sun).

LOCATION

  • Public Transport: close to metros Chilpancingo and Centro Médico, as well as Metrobús Nuevo León and many Ecobici stations.

  • It’s in a lovely and quiet area of Roma Sur close to restaurants, bars, grocery stores, a supermarket and many other stores.

  • Walking distance to Parque México, Mercado Medellín, Parque Delta Mall, etc.

HOUSE RULES

  • No pets.

  • No tobacco smoking inside (you can smoke on the rooftop though).

  • No parties, you can have dinners or small gatherings but the building is made in a way that if you play music loudly or have a lot of people over, you’ll upset the neighbours.

  • Use of the rooftop is allowed during the day and you can also work from there as the apartment’s wifi signal reaches it.

  • A deposit of one month of rent will be required and returned 30 days after you leave the apartment, as well as signing a private contract. No aval required.
